Zara Nail Bar to Join Destination at Gateway Retail Lineup in Mesa

A luxury nail salon brand founded in Queen Creek is planning a location at the new Destination at Gateway development in Mesa. The retail hub, anchored by a Walmart set to open in late 2026, is being developed with hundreds of thousands of square feet of retail space and a large auto mall.

A growing Arizona beauty brand is set to join the tenant roster at Destination at Gateway, the mixed-use project rising near the State Route 24 and Signal Butte Road interchange in Mesa. Zara Nail Bar — which began as a single shop in Queen Creek and has expanded into a multi-location luxury salon concept — is slated to occupy one of the retail pads at the 165-acre development, city and developer filings show.

The retail center will not stand alone. Plans already call for a cluster of neighborhood and national tenants to populate the retail frontage, with Zara Nail Bar expected to sit alongside a Walmart, local 7 Brew, Take 5 Oil Change, a Taco Bell and PAC Dental. The Walmart at the project is scheduled to open in the fourth quarter of 2026, and project managers say the adjacent retail spaces, where Zara Nail Bar will be located, are currently projected to open in mid-2027. Exact suite locations for the nail salon have not yet been released.

Zara Nail Bar’s entry into the Mesa market follows the business’s origins in the East Valley. The brand was founded by Ivy Tran, who launched the first location at Vineyard Towne Center in Queen Creek after working as a nail technician for years. What began as a single, service-focused shop has since been developed into a branded salon product offering a range of services aimed at a higher-end customer base.

The salons operate with a full slate of beauty services. Offerings listed for Zara Nail Bar include traditional manicures and pedicures as well as nail enhancements and specialty nail systems. Additional services at the brand’s locations extend beyond nails to waxing and eyelash extensions. Among the studio’s signature treatments are a range of spa pedicure options — specifically noted are CBD-infused, jelly, volcano and a 24K champagne spa pedicure — and the salon advertises multiple enhancement choices such as acrylic, Gel-X and builder gel nails.

The Destination at Gateway project itself is being developed by a Scottsdale-based firm, Diversified Partners, on behalf of the Berge family. Developer materials describe the site as roughly 165 acres that will contain nearly 500,000 square feet of retail space and a separate 100-acre auto mall component. Retail space marketing shows a high level of leasing activity; the retail portion of the development is described as roughly 75% leased to date, reflecting commitments from both national chains and local operators.

Project timing has been staged to accommodate the larger anchors first, with the Walmart slated for a late-2026 opening to establish initial foot traffic for the center. Retail pads and inline shops surrounding the anchor are being readied for buildout afterward, with the anticipated mid-2027 opening target for tenants such as Zara Nail Bar. Developer announcements have been limited to projected windows; no formal opening date or precise in-center address for the salon has been released by either the developer or the tenant.

Additional particulars about Zara Nail Bar’s Mesa location remain pending. The company has not publicly announced a lease deal with a specific suite number inside the center, nor has it provided an official opening date beyond the mid-2027 timeframe for adjacent retail. Representatives for the salon were contacted for confirmation and details; updates will follow as the retailer and the development release further information.

On June 17, 2026 the Mesa City Council unanimously approved three measures — a land rezoning, a retail tax-incentive and a development agreement resolution — clearing the way for the Berge Destination at Gateway project.

City documents tied to that approval cap potential sales-tax reimbursements for the project at $14.4 million and project the development could generate roughly $42.9 million in sales-tax receipts by 2034 if it meets the agreement’s conditions.

Off-site public improvements on the east side of Signal Butte Road are already complete, and west-side site work was reported as scheduled to wrap up by the third quarter of 2026.

Pre-submittal site-plan filings for the Walmart anchor indicate the retailer is pursuing roughly a 171,000-square-foot Supercenter with a drive-thru pharmacy, an auto care center and a fuel station, and the anchor parcel is held by BCB Group Investments LLC, an entity tied to the Berge family.
