A Phoenix-area hotel developer has opened two new properties under Hyatt’s portfolio, bringing to Arizona the hotel group’s JdV by Hyatt and Unscripted by Hyatt brands for the first time. The two properties — one located in Old Town Scottsdale and the other in downtown Mesa — began operating recently as part of a wave of new hospitality projects under construction across the Valley.
The openings mark a notable moment for Hyatt’s brand rollout in Arizona, introducing two distinct concepts at once: a branded lifestyle hotel and a boutique extended-stay option. Introducing two different product types simultaneously allows the developer and Hyatt to address multiple market segments — from short-stay leisure travelers seeking amenity-rich experiences to longer-stay guests prioritizing space and in-room cooking facilities.
In Old Town Scottsdale, an existing property that previously operated under the names the Monarch and the Saguaro Scottsdale has been re-envisioned and relaunched as Hotel Solaya JdV by Hyatt. The property has 194 guest rooms and is described as a lifestyle hotel that offers resort-style amenities. The hotel sits adjacent to Scottsdale’s Civic Center Park, placing it within easy walking distance of the neighborhood’s restaurants, nightlife and cultural attractions.

Hotel Solaya’s conversion involved reimagining the existing structure with the JdV by Hyatt identity, a move that repurposes a familiar Scottsdale hotel into a branded lifestyle destination. The property’s placement next to Civic Center Park positions it amid the area’s cultural venues and established dining corridors, a location that is typically attractive to both leisure visitors and those attending events in and around Old Town.
Repositioning an existing hotel into a lifestyle-branded property often includes updating public spaces, enhancing service offerings and aligning design and programming with the brand’s identity; in this case, framing the asset as a resort-style lifestyle hotel is intended to better capture Scottsdale’s visitor base. The proximity to Civic Center Park not only benefits tourists drawn to galleries, museums and performance spaces, but also supports walkable access to neighborhood amenities that can extend guests’ stays and spending within Old Town.
In downtown Mesa, the developer opened 233 Suites Unscripted by Hyatt, a boutique extended-stay hotel located within the Grid mixed-use development at 233 E. Main St. That property offers 76 suite-style guest rooms, each furnished with a full kitchen, and includes an outdoor pool among its on-site amenities. The configuration and amenity set reflect the extended-stay format, intended to support longer visits through in-room cooking facilities and residential-style accommodations.

The Unscripted concept’s emphasis on suite layouts with full kitchens and a smaller, more intimate amenity package aligns with the needs of guests who plan extended stays, whether for work assignments, family relocations, or leisure travel that benefits from a residential feel. Locating 233 Suites within the Grid mixed-use project also ties the hotel’s customers to downtown Mesa’s retail, dining and cultural offerings, reinforcing the role of hotels as activators of mixed-use districts.
Both hotels were developed by the same Phoenix-based company, which has expanded its portfolio in recent years and is positioning these openings as the brand debut of JdV by Hyatt and Unscripted by Hyatt within the state. The Scottsdale property represents a repositioning of an existing hotel into the JdV by Hyatt lifestyle category, while the Mesa property introduces a boutique extended-stay option tied to the Unscripted by Hyatt concept.
The pair of openings comes amid ongoing growth in hospitality construction across the Valley. Developers and hotel operators have continued to add properties that cater to a mix of leisure and extended-stay demand, and these two Hyatt-branded hotels are the latest entries in that broader development activity. The Scottsdale hotel’s proximity to Civic Center Park and the Mesa hotel’s location within a mixed-use downtown project highlight different development approaches: one a reinvention of an older property in a tourist-oriented district, the other an infusion of hospitality inventory into a downtown, mixed-use environment.
Taken together, the two properties expand the range of lodging options available to visitors to the Phoenix metropolitan area and illustrate how developers are layering brand variety into local markets. The lifestyle positioning in Scottsdale aims to capture short-stay discretionary travel tied to entertainment and cultural programming, while the extended-stay proposition in Mesa responds to demand for more residential-style accommodations in urban infill settings. Both approaches reflect common strategies in contemporary hotel development: maximizing an asset’s location and typology to meet distinct traveler needs.
Together, the two properties provide different options for visitors to the Phoenix metropolitan area. The 194-room Hotel Solaya JdV by Hyatt offers a lifestyle hotel experience with resort-style features in the heart of Scottsdale’s cultural and entertainment district, while 233 Suites Unscripted by Hyatt offers 76 apartment-style suites with full kitchens and an outdoor pool for guests seeking a longer-stay accommodation in downtown Mesa. Both hotels are now operating under their new Hyatt banners and contribute to the expanding roster of branded hospitality offerings in the region.
The properties were developed by Hospitality Capital Partners, a Phoenix-based firm that has grown its Arizona hotel portfolio in recent years and has additional projects in the pipeline. The openings mark the first Arizona locations for both the JdV by Hyatt and Unscripted by Hyatt brands.
