Willmeng Construction has broken ground on GO|99 North, a 1.1 million-square-foot Class A speculative warehouse and distribution center in Tolleson.
The project is being built speculatively to provide large-format logistics space for distribution, racking, sorting and vehicular loading that market sources say is in short supply in the Phoenix area.
The site covers roughly 75 acres in Tolleson’s Estrella Park and is marketed for its location with direct, roughly three‑minute access to Interstate 10 and less than five miles to the Loop 202.
Onsite work has begun with initial grading, utility coordination and foundation installation; subsequent phases will move through the building shell, roof, interior slab and dock infrastructure.
Reported specifications include 40‑foot clear heights, 190 dock‑high doors, four grade‑level doors, 245‑foot all‑concrete truck courts, about 1,200 car parking spaces and 113 truck/trailer stalls.
GO Industrial is developing the project, Willmeng is the construction manager and DLR Group designed the building; it is GO Industrial’s largest single‑building effort and follows GO|99 South.
Timelines for completion, future tenancy and additional development details were not disclosed at the groundbreaking; observers will watch leasing activity and the project’s effect on market availability.
