A nationwide ranking of 800 U.S. cities found Flagstaff to be Arizona’s least affordable housing market, placing it 43rd least affordable nationally.
Using Arizona’s average annual wage of $63,045 and local housing data, the study estimates a typical Flagstaff home at $701,920 (1,712 sq ft; $410/sq ft), requiring about 11.1 years of average-state earnings to purchase.
Ten Arizona cities appear on the ranked list. After Flagstaff, Payson is estimated at 8.2 years ($518,736) and Show Low at 8.1 years ($511,888); Phoenix-Mesa-Scottsdale is shown at 7.4 years, Lake Havasu 6.8 years, and Tucson 6.2 years.
The national ranking highlights resort and coastal communities as the least affordable: Hailey, Idaho tops the list (28.9 years of average salary), followed by Martha’s Vineyard, MA (25.5 years), with other resort towns filling the top 10.
A 2026 Affordable Housing Needs Assessment found Flagstaff’s cost of living and housing remain above the national average, with more than one-third of city households classified as housing cost burdened.
Local income and policy notes: Flagstaff updated 2026 AMI limits (50% AMI $39,200 for one-person; 80% AMI $89,600 for four-person). Census lists median household income at $71,512; the study used the $63,045 state average. Section 8 payment standards changed Oct. 2, 2025.
